We are seeking a talented Rental Agent to join our thriving team! The ideal candidate for this position will enjoy fast-paced work, show creativity and have a high degree of professionalism when working with our residents. The Rental Agent is responsible for creating and maintaining successful relationships with landlords and closing rental inquiries efficiently.

Compensation:

$60,000 - $90,000+

Responsibilities:
  • Research local rental rates and calculate costs to determine fair and competitive pricing
  • Present properties and provided amenities in a positive light to prospective tenants to help secure rental agreement
  • Question prospective clients on their needs, wants, and available finances to find properties that fit these needs
  • Complete property inspections and any required maintenance in accordance with our standards
  • Advertise available properties using a variety of media and promotional materials to help secure quick rentals of all properties

  • Conduct all business in accordance with Four Points Property Management policies and procedures, Fair Housing, Americans with Disabilities Act, the Fair Credit Reporting Act, and all other Federal and State laws.
  • Maintains a professional, yet friendly, atmosphere in the leasing offices and other areas where prospective residents and current residents meet.
  • Inspects models and “market ready” vacancies daily to ensure cleanliness.
  • Answers incoming phone calls and handles each call accordingly, whether it is a client call, upset resident, service request, etc. Transfer calls to the assistant manager or property manager when appropriate.
  • Greets prospective residents, qualifies, determines needs and preferences and professionally presents community and specific apartments while communicating features and benefits.
  • Update online advertising to reflect current market pricing on a weekly basis.
  • Maintains awareness of local market conditions and trends. Contributes ideas to the property manager for the marketing community and for improving resident satisfaction.
  • Occasionally will be asked to perform external market outreach at nearby businesses, organizations, etc.
  • Actively coordinate all renewals throughout the month. This includes sending letters (90, 60, 30 days) and scheduling resident appointments to discuss renewal rates and leasing options.
  • Correctly completes all lease applications, assists with application verification, and notifies prospective residents of results. Types miscellaneous resident communication as needed.
  • Completes all lease paperwork including related addenda and accepts rents and deposits.
  • Completes Guest Card information form on all clients, sends thank-you notes and performs follow-ups.
  • Physically inspects community when on grounds, picks up litter, and reports any service needs to maintenance staff. Inspects move-outs and vacancies.
  • Inventories office supplies on a periodic basis. Reports need to the property manager.
  • Organizes and files appropriate reports, leases, and paperwork.
  • Attends Four Points meetings when requested.
  • Assists property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, market surveys, etc.

Qualifications:
  • Working knowledge of real estate law and leasing practices
  • Ability to communicate effectively both oral and written
  • Past sales experience is preferred
  • Competent in Microsoft Office programs and willingness to learn new programs and systems

  • The position requires excellent leasing and closing skills, and the person must have basic computer skills and be organized.
  • Active Real Estate License in Massachusetts and or New Hampshire.
  • You will be required to travel to properties to facilitate showings.
  • Work Hours: Around 40 hours per week. The leasing Consultant will be required to have flexibility and be able to work nights and weekends.
  • Must have a valid driver’s license with a reliable vehicle and proper insurance.
